Introduction to Home Loan Calculator

A home loan is a mortgage used to purchase a house, condo, or other residential property. The loan is secured by the property itself, which serves as collateral. Your monthly payment typically includes principal (repayment of the loan amount), interest (cost of borrowing), and often property taxes and homeowners insurance held in escrow. This Home Loan Calculator helps you understand exactly what your monthly payment will be and how much you will pay in total interest over the life of the loan. Enter your loan amount, interest rate, loan term, and optional taxes and insurance. The calculator shows your monthly payment, total interest, and total repayment amount. Toolraxy built this calculator to help homebuyers budget accurately and compare loan options before making one of the biggest financial decisions of their lives.

Formula Section

Loan amount after down payment:

Loan Amount = Home Price – Down Payment

Monthly principal & interest payment:

Monthly Payment = Loan Amount × [ r(1+r)^n ] / [ (1+r)^n – 1 ]

Monthly property tax:

Monthly Tax = Annual Property Tax ÷ 12

Monthly home insurance:

Monthly Insurance = Annual Home Insurance ÷ 12

Total monthly payment (PITI):

Total Monthly Payment = P&I + Monthly Tax + Monthly Insurance

Total amount repaid:

Total Repaid = Monthly Payment × n

Total interest paid:

Total Interest = Total Repaid – Loan Amount

Interest as percentage of total payment:

Interest Percentage = (Total Interest ÷ Total Repaid) × 100

Where:

  • r = Monthly interest rate (annual rate ÷ 12 ÷ 100)

  • n = Total months in loan term (years × 12)

  • PITI = Principal, Interest, Taxes, and Insurance

  • P&I = Principal and Interest portion only

Real-Life Examples Section

  • Example scenario:

    • Loan amount: $320,000

    • Interest rate: 6.5%

    • Loan term: 30 years

    • Annual property tax: $4,000

    • Annual home insurance: $1,500

    Calculations:

    • Monthly principal & interest: $2,023

    • Monthly property tax: $4,000 ÷ 12 = $333

    • Monthly home insurance: $1,500 ÷ 12 = $125

    • Total monthly payment: $2,481

    • Total repaid: $2,023 × 360 = $728,280

    • Total interest: $728,280 – $320,000 = $408,280

    • Interest percentage: ($408,280 ÷ $728,280) × 100 = 56.1%

FAQs

1. What is a home loan?
A home loan is a mortgage used to purchase residential property. The property serves as collateral. Monthly payments include principal, interest, and often property taxes and insurance held in escrow.

2. How is a home loan payment calculated?
Monthly payment is calculated using the amortization formula: P&I = Loan Amount × [r(1+r)^n] ÷ [(1+r)^n – 1]. The calculator shows your payment along with taxes and insurance.

3. What is a good interest rate for a home loan?
A good rate depends on market conditions, credit score, down payment, and loan type. Rates between 6-7% are common in 2025 for qualified buyers. Higher credit scores (740+) qualify for the best rates.

4. What is the difference between a home loan and a mortgage?
They are the same thing. Home loan and mortgage are used interchangeably. Both refer to financing used to purchase a home.

5. How much down payment do I need for a home loan?
Conventional loans require 3-20% down. FHA loans require 3.5% down. VA and USDA loans offer 0% down for eligible borrowers. 20% down eliminates PMI.

6. What is PMI and do I need it?
Private mortgage insurance (PMI) is required when your down payment is less than 20%. It protects the lender if you default. PMI typically costs 0.5-1% of the loan amount annually.

7. How does the loan term affect my payment?
A 15-year loan has higher monthly payments but lower total interest. A 30-year loan has lower monthly payments but higher total interest. Choose based on your budget and goals.

8. What is included in a monthly mortgage payment?
A typical payment includes principal, interest, property taxes, and homeowners insurance (PITI). Some payments also include PMI or HOA fees.
